I feel like selling/buying is still a foreign language to me, at least on the agent side of things, and I'd like to make sure I know as much as I can to better assist clients etc.

My mentality from the start was to find something with some meat on the bone, acquire it, and then use that as an opportunity to get contractors out on a legit project, be able to meet them and get to know them, and use that as a good basis for learning costs and creating a bullpen.

My worse-case scenario in this, is that if I can't continue to use 1/2 of the property as a short-term rental, I can find a long-term tenant like there is in the other half of the duplex, which would still keep me at a 1% rent-to-price ratio.

congrats on jumping and taking action, that's always the hardest part, for me at least...and man way to take massive action! 

I will say owning rentals in California does not sound appealing to me at all so that may be reason enough to sell.

Out of state investors are red meat for city and county officials desperately looking for revenue in these moribund post-industrial places. 

Zillow automatically advertises your entry in Apartments.com, Hotpads.com and a third online apartment app that escapes me at the moment.
