Kitchen design features top of the line materials with stainless steel appliances, the layout and look are spectacular but practical with plenty of storage and counter space.

They can protect the cabinet surface and make them last longer.The takeaway is that you can significantly reduce long-term maintenance costs by using more durable materials during renovations.

While I'm sure the likes of quickbooks or other accounting software apps would be helpful, I'm curious as to whether the cost would justify the benefit for our first investment property and only renting out 1 unit @ ~$600 per month.Apologies in advance for the newbie questions - any insight, advice or reading materials covering this would be much appreciated folks.Thanks for reading and have an awesome day!

If your cash flow really materializes at $400/month on a ~$90K investment I think that is very good/outstanding. 

Deducting the buyout, I only paid around $287 for the full install (including contractor fees and materials). 

@Ray LiYou would need to check with custodians, but most are going to state 3-5 business days to process a transaction - maybe not in the marketing materials, but certainly on the investment direction form.

I know every subcontractor, I priced every material, I facilitate it start to finish on weekly calls.

Not sure where to go or what to do.I mean, I can go on craigslist, or 5mile, or some other classified aite, find a house, contact the seller, ask as many questions as possible, try to ACTUALLY go and See the property, try to INVISION the FLIP, have to get a buyer(s), if i I don't have one already, -where to get $$ for flip material-should I hire contractor(s) or try to do the work myself if it's small-what happens if it won't sell, or if I can't get tenantsthen I guess networking would come in handyThis all feels like it's all still in the Brainstorming Stage, and I'm a little lost as to where to go next.Sorry such a long post

I'd imagine that replacing all the drywall is not going to be insanely more expensive that replacing half of it, but no idea what supply of material is, nor install labor.  

I’ve heard before that labor costs via contract is typically 3x what materials are.
