I am concern with the high interest rates but even with those I managed to cash flow which is what I am looking for. 

Or, if you don't have experience managing a multifamily property post construction that could be something to look at.

It is pretty straight forward - I would provide the sourcing, the loan vehicle (it would be my primary mortgage loan), and the property management while my sibling would bring the downpayment.

Could you share numbers about the income and expenses, including CapEx, maintenance, property management, etc.?  

I also recommend self-managing this property so that you can get that experience.
