I’m used to getting a 1099 for income paid from sponsors or ad agencies.

My 97 y/o father got one, but he has rentals, so did file.If not, there should be some senior support agencies in your area.  

If the mortgage doesn't meet the requirements for being a Qualified Mortgage then it cannot be any of those agency loans I mentioned above. 

Two separate skill sets so just vet the company to see what kind of services they provide as a property manager and compare that to other agencies.
