I'm suggesting the opposite: go to neighborhoods the locals tell you are good to verify that they are good. 

Buy in your local area and learn hands-on how to operate multifamily properties.

Additionally, consulting with a real estate agent who is knowledgeable in the local market can help you make informed decisions and ensure the success of your investment.

This is why I like to ask the locals. 

One of the most important roles your PM company provides is knowledge on the legal side of leasing at a national, state and local level.

I purchased in 2019 and there was certainly a learning curve (understanding county rules and code, getting to know the local renter demographic, dealing with a limited pool of service providers in the area, understanding fire risk and mitigation; etc).
