Look for the market you want to start in and start studying it, analyzing properties (even if you don't intend to buy), and laying the groundwork for when you are ready to invest.1.

Study the market.

Review the contract sent by the agent and make sure there's no language that says the contract is "not assignable". 

@Bob Wilson  I hope you know that you can do cost segregation studies on rental homes as well.

Most investors don't take the time to study the PMC side of the business, yet they just constantly push for cheaper management fees.Inflation is driving costs up for everyone, so why would a PMC be able to afford to LOWER their fees for you just because rents are increasing?

  $400 is out of the budget for most people.Conclusion: RV rental arbitrage is not feasible.My next study will be to arbitrage a houseboat.

There may be language in the lease permitting termination of the leases for specific situations related to habitability. 

In my PSAs, the language states that the seller gives a credit at closing ranging from $750-1500 per unit.
