Consistency in everything is the absolute key in this business.What @Jeff Zimmerman said about the poor quality of a lot of flipped houses is unfortunately very true.

But I offered $200 cash for keys and they are voluntarily gone leaving the property in a clean condition today.

There has to be repairs done in a timely manner and you are legally allowed to withhold rent, not negate from paying it altogether, but withhold it.

I often ask if paying $100-125K+, for a turn-key unit, is a more financially effective play compared to buying a rehab/remodel project at discount.

There's no real shortcut - getting really good at understanding how to value a property is one of the keys to successful wholesaling.
