For those of you who have a handful of properties under your belt, are there any key indicators you look for when investing in a certain area, such as median income and unemployment levels, etc?

The key is lot size and opportunity to add on another room esp in pricey neighborhood at exit.680 sf is adequate so may be add a porch later.

The key is to find the Pre's as they happen and work to build the trust, face to face. 

The current owner has also offered cash for key but the tenant isn't willing to move.
