Tenant Question in Tennessee

Hello Neighbors!

I am currently looking at purchasing a property as a residence (Lake property) in Tennessee. It currently has a tenant as the owner resides in Florida. Can I purchase the property and give him notice (90 days) to move out OR do I have to honor his current agreement and wait until his lease is up next August? Thanks in advance!
