@Michael Perry Okay, again I agree with Ned the pictures for both 3512 and 3514 looks like you will need to do some light Reno/updates in vital areas like the bathrooms and kitchen for increased value of $60K or greater on your ARV appraisals; also, you must consider using the 7 ft basement as living space, and you must consider the new requirements for rentals in Baltimore City.

Depreciation allows for the biggest ongoing advantage from a tax basis.During sale events always be aware of the ability to 1031, which essentially lets you defer your capital gains til your 'endpoint' - and do like kind trades with no tax events.There are numerous experts on those vehicles active on these forums.

When I am on the buy side...there has been numerous times my client gets the property even though we are not the highest offer because A) Im bringing buyers to the table who are not scared off by the inspection both because I prep them for the realities of it or they are investors who are not doing the inspection, and B) because I work with great lenders who close, close without issue, and close on time or early.
