@Mike Hillman genuine question, I'm just curious as to what kind of incentive a company like that has, in getting into the SFH space on a large scale?

It would probably be better to form a genuine relationship, which in parts separates you from the crowd and allows you to be in mind if they do choose to sell.Alternatively, before texting, you could stack your list to find the owners who would actually be interested in selling.

I'm genuinely curious. 

But, the Bigger Pockets community has inspired me so much that I decided to take the leap and it was the best decision.

This is my first project and my wife and I will be doing the whole remodel ourselves.One of the reasons we're taking this on is to learn, and because of that we're prepared to drop more money into it than the rent will ultimately justify, so please keep that in mind.I'm looking for ideas/inspiration for the living room, dining room, and kitchen. 

Being around individuals that can inspire you, hold you accountable, share knowledge, and give valuable feedback is very important.

I have read many books by J Scott's and many other authors; I have also been following bigger pocket for a while now, and I'm inspired by many posts on here.  

inspiring to see someone go for it, know their #'s and close the deal.
