Duplex or SFR in the Illinois Area

I'm a first-time homebuyer, and my wife and I are looking for a duplex in Plainfield(60586), Shorewood(60404), IL. We are looking to live in one and rent the other, but I do not see any duplex in those areas on my search so far. Alternatively, we are open to an SFR that can appreciate, and we can cashflow from after 5 years when we plan to move.

Our budget is 400,000. Since there is no duplex in the area, should we just buy an SFR for 250,000 and then buy a smaller townhome for 150,000?

For this property, we are taking advantage of our VA loan. We are debt-free, cashflow 3000/month after paying bills, and our current rent is ($1000). We have great credit scores, and we have prepared so hard for this moment. I have read many books by J Scott's and many other authors; I have also been following bigger pocket for a while now, and I'm inspired by many posts on here. Being our first home, we are a bit anxious but also excited. I will like to know what you guys think or if anyone has been in my shoes before. Thanks
