Decide which game you want to play.

We all start out chasing cash flow, but once you hang on to a property long enough to watch it appreciate by 50-100-150k, you realize that appreciation is the game.

Just went through my first day of Phil's the big event and it is a game changer.

I challenge you to find and post a single reputable reference that does not show San Diego to have historically produced outstanding returns for a modest length hold.  

If they are going to be there post closing, at minimum have your agent do a final walk and take photos and video as you will now be the landlord and responsible to hold them accountable for any damage, so document.Once you get it up as a STR, you should go at least once a quarter to make sure cleaners are doing a great job and make any needed repairs or adjustments.

More than anything, I imagine it's a game rooted in persistence and casting a wide net.

Your profiles says you are doing buy and holds. 

Long term buy and hold real estate is a tried and true wealth builder.

Of course the numbers have to work but when I find it that's the game plan. 

However, I never recommend holding appreciating assets, such as real estate, in a S-corp as it causes problems down the line.
