I absolutely don't subscribe to the find the deal and the money will follow i think that is absolutely backwards. sure waste a lot of time and energy if you don't have the financing not only your own and get disappointed but the sellers and agents etc.. any agent worth  a darn will want to see your pre qualed.

I've never been the landlord for a commercial property but have leased commercial property before - I leased through a commercial real estate agent who was acting as a leasing agent for the property owner, and the property owner was the one who collected my rent and is who I made repair requests to so personally haven't dealt with a Commercial PM before but will continue to follow this thread to learn more!

As an agent, I have been seeing insane numbers being offered on properties where there is no way the rents can possibly make sense.I'm curious how people are spending so much on multi-family properties, especially in the current rate environment.
