Here is something I sent to one of my students a few years back:Every so often I like to mosey in to a motel and listen to those free 90- minute “Get Rich with Real Estate” pitches being offered by several so-called national education groups.

Rich Dad Poor Dad was one of the first books on investing that I read and it was a total game changer for me.

Another thing, unless you become a super wiz-bang at fix-n-flip, you'll find it's more like a job than a path to wealth and riches. 

I believe we will see compressed cap rates unravel as less asset-rich buyers are in the market, as well as the psychology of the average consumer become more pessimistic in response to a bearish environment in our American equities markets.

After coming home from practice I would bake and sell the world's best cheesecakes, my homemade secret candy which I distributed to all the local food trucks which in turn would sell it to all the students.
