Reason being is that I will be in school for the next 2-3 years(10-20K rent), I can add value/fix the house while I'm living in it, instead of paying rent I can rent out the other 3 rooms to my friends at school (mortgage payments/free living/profit?)

I have also heard about the huge fluctuation in rent prices during events which is why I’ve been looking at something I could fix up while I’m in Newport, and then rent out once I leave.Again, thank you for this information!

I have seen no evidence of any maintenance other than emergency fixing.

I fixed up a single family and used the HELOC for a down payment on a duplex.

We spent a lot of time and money fixing it up and it has become an excellent rental property. 

Are you just fixing deferred maintenance and trying to narrow the $100/m market gap or have you looked at upgrading the interiors to be a B+ finishes and pushing rents a little more for a heavier value add play?

That’s such an easy fix, just wait till it breaks.  

My landlord is extremely petty and won't fix any repairs, so it finally pushed me over the edge into home ownership.
