LA has been a fantastic market for rentals and consistently ranks in top 5 markets in the nation for total profitability (appreciation + cash flow).

@Daniel Barnes It's a legitimate concern, but may be superficial...I would need a lot more information to offer an informed response, but it sounds like you know enough about the general market to understand the potential upside on this building (i.e. if average units are $500/mo. and yours are fantastic, $575-600 may be the right rate).

PPC is fantastic and flexible - set your budget, your target market, etc.

She's the talkative one that somehow knows their entire family's history by the time we're out of there.If I did all that in "business-casual" attire they'd probably think I was a baller or something, ruining nice clothes like they're disposable.      

I would like to learn more about how property taxes are determined in different parts of the country, and which states or regions have the most attractive property tax rates.I'll start it off by saying that I think California's system of reassessment upon change of ownership is fantastic.
