I find myself doing market comp research by scrolling up and down the page, putting every single comps information into my self made Excel spread sheet and then doing my math adjustments.

Property Management is an excellent option for some; although, I would only recommend it if once you have more properties than you want to keep track of or if you are investing out of state.

I'm very pleased so far with what appears to be an excellent deal we got on our property. 

My thoughts are that when I first start out having constant contact with leads and cash buyers could be a potentially excellent thing, i was concerned about the low price point but i believe working volume will make up for that , his average property is between 60-100k and no desk fees or cost , he is making the money off of the wholesale but I am making 1000-1500 a deal(if I complete both sides).
