Hello,We are evaluating an office purchase with a terrace that is even larger than the office.

We are under contract at the top of our budget for this particular house where the numbers will still make sense for us.We have uncovered a lot of issues after our inspection report.

Its hard to get the balance, but you could likely increase rates and keep the same net $$, but with less wear/tear on the properties.

We are charged 3% for every payment, plus $499/year subscription fee.  

It is for a 3BD (including master suite overlooking a lake), 3Bath, nice neighborhood.I'm trying to figure out the wear and tear I can expect from different prospective clients like:- Teenagers- Children- Boys vs. girls- Old vs. young- Extended family (e.g. grandma, mom, daughter in the house)- Other?

We are nervous as this will be our first investment and since both of us have full time careers, we are currently looking for a passive investment where we can invest with someone and learn from the bottom up.
