With the grim economic outlook in mind, how can my investment be effected?

Erin and I are hosting a discussion about the effects of the coronavirus on real estate and lending in Denver and Colorado Springs this Monday, 3/23, if anyone is interested.

Maybe, I'm missing something here, please help me out if I am, but it would make more sense to me if the anticipated risk is was indeed delinquency, then the owners can better protect themselves by using the extra money to additionally beef up their own emergency reserve fund, rather than having it set in the property management companies emergency reserve fund.Dear "Company",Due to the recent outbreak of COVID-19, we are anticipating a spike in delinquency.In order to continue servicing the needs of the business, effective immediately, "Your Property Management Company" will raisereserves funds to cover the estimated cost for current work order requests that have either beencompleted or are assigned(if any), and that has not been billed to you before your monthly ownerdraw.

He will EITHER tell you "yeah you're good to go, these clowns are clowns," or he will tell you what is "really" going on so you can adjust aim and fire for effect.

I know Phoenix took a big hit.Upstate New York wasn't effected as much price wise, the market price is as elastic as corn though.

A mass produced effective vaccine will likely not be ready for 12 - 18 months assuming beginning trials go good.

We will get through this but no one knows how long or how deep the economic impact and effects on housing in the short term. 

Now if this is the trigger for a systematic recession over the next year that might cause things to significantly decline over the coming couple of years  but that is a long way off.Trump will borrow every dollar imaginable to try to keep the market going and that will have bad effects down the road and the fact that rates are already at zero makes it very difficult to stimulate more.

(assuming that I use it regularly, and am aggressively researching various markets) Does paying the fee and including more information significantly effect it's validity?
