I am very very new to real estate investing (been listening to a couple of episodes of bigger pockets over youtube).My main goal is to start building a second income, and buy more real-estate assets over time. i was think about buying a single/duplex with a friend together as my first investment will be a good start for me. i live in Israel. and real-estate here is very expensive here and its require a big investment just for my first asset, also the return rates are very very low.so my question is what do i need to do .- Do i need a back account in the US.

so a triplex/duplex only requires the same review as a Single Family home.So, I'm just building an excel spreadsheet with best/worst case budget #'s for each step in the process,  get an approved set of plans and then I'm going to shop it to 3-4 builders I already like in my area.

A scope of work provided with an application is clearly an estimate as you can't see behind the walls/ know to the dollar what things will cost etc. 2) do all HMLs require inspections and appraisals (therefore you must keep these contingencies and make your offer less attractive vs cash buyers)?
