There are a lot of great options out there; aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

There are still opportunities to be had where the cap rates advertised approach double digits. 

We use the reports as another set of eyes on the collateral and let them go through the digital images and sort things out for us in their report.

In an environment where you could get that loan for 3.5-4% rate and have your investments yield double digits for returns is simple math.

Search local classified ads online and in the newspaper for owner-financed deals.

Quick to emphasize, Do Not request any city inspection of any kind, you will be asking LA code enforcement to formally cite and digitally document the violation and then put you on a timeline to correct the violation (typically up to 2 years, but I have previous clients that found ways to drag out to 4 years with extensions etc).
