What is your goal with the property? 

If you are doing real estate full time, become an "expert" in your niche, establish a solid investment criteria that is aligned with your beliefs, investment goals and risk tolerance and start growing from there.

If you are concerned about it your first goal can be to pay that person off ASAP.

Whether your tolerance for risk allows you to scale to larger purchases, or you'd rather mitigate some of that risk and buy smaller properties is totally up to you, your goals and your comfort level.

Your evaluation will help show everything that you need to make a decision based on your goals. 

But brokers have one goal when they talk to owners: to get you to list your property with them, so they can keep their desk at the brokerage.

My goal is to cut on the amount i work and stay home more with wife and help raise the baby.
