Based on the numbers, I would offer no more than 8k in order to deliver a great deal to my Investor buyer and make a profit for my time.

@J Scott To be fair and be consistent with the nomenclature, I dont think we should refer to "hyped up fresh out of the seminar going to quit in 2 weeks anyways" people with the "I am looking to build a business wholesaling" people.

I stumbled onto HF buyers, they buy from whomever can deliver the deal to closing table, they can work with agents but they can work with anyone.
