I only have my single member LLC's (I like simple) so this mix and match partnership thing is new to me. 

So I feel like if I update the bathrooms and add another room which is very easy to do in this house to make it a four bedroom and make the first floor all one type of flooring ( currently vinyl hardwood and carpet mixed) I should be able to sell it for a lot more then what my neighbor bought his for.

Sounds like you have a mix of rentals, flips, and whatever else going on.From what I gather from other posts here on bp and friends, you are going to want to use Quickbooks for your bookkeeping/accounting, then TurboTax for tax filing.

I've heard mixed reviews on whether it's legal in Texas and am interested in hearing whether others have done it and what main concerns need to be considered for this approach in Texas. 

Whether they are Single-Family homes, Multi-Family homes, mixed use or any other type of property, with such a high demand in Toledo, it rarely stays on the market for a great length of time.
