You can find many 4+ unit multi family here, but if you want A/B class you may be looking at $400k+.

Similar size, occupancy, amenities, and class/location.Beyond that, having systems and back up staff who can both scale with me and provide coverage if one person gets hit by a truck. 

I had already decided no way in heck was I going to rent to this group.If I were to rent to students I'd probably choose someone who is further along in their college classes as opposed to a freshmen level student away from home for the first time (and some colleges used to require that 1st or 2nd year students reside on campus unless married or older).

I am currently on HH#2 and have used Castle & Cooke Mortgage for both of them.

Totally agree about the access to CTA lines--one of the greatest benefits of living in the city--having a world class, reliable public transportation system at our disposal. 

My place is somewhere in a B class neighbourhood, I’m thinking it’s worth the extra cost to maybe just commit? 

Keep in mind that you will learn almost nothing about investing in the realtor classes, so read all you can and listen to the podcasts.
