A landlord policy w/ $300K liability coverage should be fine - add to that a $2M Umbrella Policy ... and we should be good to go!

Due to the low retail value we only insured them with a liability policy, and I would like to know if a Bank would require Full Coverage Insurance before they would approve a BLOC?

Property management, mortgage, property taxes, insurance (including increased liability coverage or umbrella coverage), Cable, phone, WiFi, Landscaping, Pool/Spa services, furniture (FFE), snow removal, operational software (digital door locks), supplies (toilet paper, coffee, etc.)...pretty much everything as if it was your own home and more.

There are loan products that are based on the property's debt service coverage (an not the borrower's credit worthiness), but expect to pay much higher interest rates, at a lower LTV, etc that a conventional 30 year fixed rate mortgage at 75% LTV.

This might reduce the amount of life insurance coverage I would need.Finally, one thing I have been thinking about is setting up a US-based bank account, so my wife can easily collect payments and pay mortgages, and a brokerage account.

You can get a personal liability umbrella as well. at a minimum, it gives you an additional 1 million of liability coverage for your business or personally (coverage can be much higher as well depending on the amount of assets you have to protect). one bad lawsuit can take you down either way, just make sure you have the liability protection to cover it.
