The late fee is supposed to encourage the tenant to pay on time, and compensate the landlord for the lack of funds if payment is not made on time.

There are very few legitimate reasons they would be willing to offload the property and if they did they would want fair market value for the compensation.

(I plan to take their money and compensate other tenants to put up with these folks, as necessary).

Do those compensating factors outweigh a bad DTI?

Then determine whether it's worth your time to pursue compensation for the vacancy.

Example...total bid is $ 10,000...we write in contract to compensate $100/day for each day of early completion...but, it goes the other way too...Contractor's bid is reduced by $100/day for each day they go over on timeline.

We'll be compensated by taking a percentage on the total development cost. 

Most firms take a pice of your compensation on every transaction regardless of the type of transaction.
