It sounds like you and your best friend have a solid plan in place and are eager to get started.Regarding your question about structuring your business, you're correct that forming an LLC is a common route for real estate ventures due to liability protection it offers.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

You might list it in the classifieds section instead of here.This is one of the issues with STRs when you want to get out of it. 

sure, after the redemption period on the property is over no issues. 

Zoning issues are out of my league but bet you know how to make it happen with your expertise!

Immediately, I went and called a local pest control company to get a quote to take care of the issue. 

I believe you can convert your primary to a short term rental without an issue (but check with CPA).
