We own a painting contracting company (39 years) in Florida and 18 years in Inverness fl and I want to expand my resources into other areas such as flipping.

There are several in the Baltimore area.An attorney who specializes in landlord tenant and collections is Jeffrey Tapper in Owings mills. 

I do have an on-site property manager, currently he is collecting rent door-to-door each month (as well as doing repairs). 

The BP forms are great resource for managing your own properties, but highly advise against using them, if you are not licensed in the case of managing property for others.

Then you can leave the job more easily because you'll have other resources. 

There are plenty of online resources to help but it will take you a lot of time and study.

Good resources to check on rental rates though are Zillow Rental Zestimate (use only as a data point, verify elsewhere.  

After the first year, I didn't collect another time upon renewal.
