I rarely collected any late fees.Some of my tenants relied on financial aid, and if their FA was delayed, I'd just get them to get a letter from their FA office, or have them email me to tell me that it was in fact delayed, and when it was expected.

You can not only lose the entire deposit, regardless of any justified deductions or rent that was due, but you can end up having to pay them twice or three times the deposit plus court costs, depending on the jurisdiction.The tenant doesn't even have to be savvy - they can just go to free legal aid for help ...

The closest I've ever lived is in Sumas, WA, and Bellingham, WA, so I'm not completely without a clue to the area, though.The biggest problem with that area, is access year-round.

Ridiculously stringent criteria are so crazy that nobody meets the minimum qualification, thus you pick the one that comes closest - but if there should be an applicant that does qualify then you accept that applicant.

Inglewood does have several less desirable areas, but these areas are also closest to the stadium and surrounding development and have the most potential for increased equity (not just from proximity, but also because they were already historically priced low).

There is a Federal Program (Administration for Community Living) that provides funding and technical support to Community Development and Housing Preservation organizations throughout the country that focus on building or restoring housing that can then be used for Supportive Housing (http://www.acl.gov/About_ACL/FederalInitiatives/Ho...)The challenge is that the majority of this funding is targeted to the chronically homeless, Veterans, and people with HIV/AIDS.

But, I also didn't allow them to pay later than that, unless they were waiting on financial aid and they proved their financial aid check was late.Once I got rid of my inherited deadbeats, I rarely got a check after the deposit was ready.
