I do have a team in place to handle almost all issues, including local family in worst case scenarios.You know, I am torn between investing in high price areas as opposed to cheaper inland areas. 

For example, water heater install and there is no shut-off valve before the heater it cost $150 for a $20 part with 15 min of install.The challenge with doing a project (one that involves more than one trade-like kitchen or bathroom update) is there are usually holes in between what each contractor does and filling those holes is challenging.

Our market is competitive and otherwise challenging but deals still exist.  

I'd also appreciate any insights on the following:* for those who have invested in properties that are out of town or out of state, what challenges did you experience that you perhaps did not expect?  

Does your company handle online rent transaction tenants can make direct to the owner/property managers? 

Follow the trunk ducts coming out of the furnace, you will see little damper handles.

The off white may be a very light member of the greige camp, but the other two I would call bone and...well, beige and not greige and not tan and not almond (note, I am color challenged but beige can be yellow or pink and while neutral, completely outdated due to undertone...my first and last quart of greige, used as asubtle accent wall, had a disappointing purple undertone.)  

This is making financing challenging but not impossible. 

I am currently searching for my first property, but I am finding it a challenge to make it happen within 70% of the ARV(ARV found using the low end of comps).
