The house is currently occupied, and I have read in a few books, that when you actually close in the beginning of the month, you should get the rents for the most of the month (the rest of the month rent pro rated).Is this automatic thing, or do I have to write it in the contract?

I am not saying histroy will repeat becase these last 30 years have been a hell of a roller coaster and aside from the COI and admin charges, a whole life policy has generated about 4-4.25% dividends and most policy holders automatically reinvest the dividends or in this case simply let the dividends compound.

It would be my opinion that unless you could get the non-profit to be co-sign on the lease as a responsible party in the event of non-payment, you are are left with trusting they will pay.Perhaps if they are unwilling or unable to co-sign, you could setup an automatic bill payment with the non-profit...

aluminum isn't the end of the world..in fact, many of my rentals have it..you just need to make sure you have the correctly rated receptacles/switches for aluminum, and that the conections are tight..it's good to check them between tenants as well, because aluminum can move as weather changes, and that's how they become loose and get hot....it doesn't happen overnight though...it takes a while for aluminum to shift...aluminum has a bad name, but if you take the necessary precautions, you should be fine...i've never had an insurance agent ask if i had copper or aluminum wires...they only ask if it's breakers or fuses...strange..have you checked with other insurance companies?

One of the things that I have found is that is gets harder and harder to have an accurate accounting as our business grows so I shift more of this to our accountant who does our books monthly.
