When they say "We are thinking about listing next year" I want to have proof that I can get the message about their home out in ways other local realtors will not.Trackable links (see underlined) thanks to bittly can help you test the effectiveness of on ad against another...As the days get cold the real estate market slows down...

You could work out some sort of bonus or profit split per property bought/sold.The other thought is cold calling/pre-qualifying leads for investors, thereby saving them time.

If you get that yellow letter returned to sender then take it a step further and skip trace that lead and call them if you don't mind cold calling them, also you can track them down on FB as well sometimes.

During the Spring and Summer the competition is fierce as everyone's leases are expiring, however, as the cold has hit the city, a lot of investors are going in vacation and a lot of the owner occupants buyers decide that they should start again looking in the Summer.

Send letters to all addresses except those where you know your target will not receive mail.Sending postcards allows everyone to see, including mailman, however nowadays most people think you are a bill collector and won't go out of their way to assist you to locate.Sending letters to multiple addresses may help you eliminate cold trails.Social networks can also be a good source for locating people.

Update:Water and sewer are installed, pilings installed, slab is formed, prepped and inspected, now I just need this cold snap to push on through so we can pour...I also added a couple more videos to my Youtube channel if anyone is interested in them, just go to YT and search "dutch built homes" and you should find my channel named the same.
