Again, thank you for your advice and I will definitely keep posting updates on my real estate adventure and hopefully in a few years I can help give advice to those beginning too!  

I get approached by small-time developers at many real estate club meeting, but I run away fast because I will never give a person or a partnership the chance to control my money  nor to control my business adventure.

But there are hands-on landlords who enjoy working on his or her properties; imagine the value of assisting one of these landlords as you work: you could pick their brain the entire day as the two of you are completing tasks. 

These tasks keep even more money in my pocket and help supplement my personal expenses.

I also try to always have a task I can be doing if the folks dont show up so my time is not wasted.  

Wow, this sounds like an adventure.

It's a simple task that the average layperson can do that won't cost you anything to do, and it will weed out the properties that don't allow STR or are located in AHJs that have pending code changes to prohibit STRs. 

Even if you plan to hire out these task its important to know the basics.2.

I think the little tasks like setting up new bank account, potentially LLC, insurance, etc is adding up-with a bunch of other fall out outside of this 

I'm interested too - and found that they are an asset (take low level, repetitive, database tasks off your plate) IF there are systems/processes in place to give them EXACTLY what they need to do and how to do it... i.e., I tried the other way (piecemeal system, trying to loom a couple videos and talk them through what I wanted)-- NOT GOOD.
