You can get a copy of their budget prior to purchasing, although there will likely be a fee. 

Selling 6 units prior to construction would get me the funding I need for the building process, leaving the other 5 units as pure profit.

We all have verbiage in our lease to access the property with prior notice, but putting that into play is something completely different.

@Douglas Larson The crew started the cleaning and it is looking great.Looks like most of the facia board will need to be replaced, the prior owners used some form of painted osb.  

But I can almost guarantee you that the property has 0 equity and I am guessing the loan is under water by the tune of at least $25,000 (though I will know more once I get an authorization letter).This couple, since we have a bit of a prior relationship, would probably give me a quit claim deed.
