@Sean Morrison Do you have a good link/source/document to do this and can I backdate this to 2019 since I haven't filled one out yet or should I just do it from 2020 onwards?

I know some real estate investors that want to borrow money from me from rehabs or down payments on their projects, but I don't have the proper documents to protect my investments.

I would send an e-mail to have it documented in writing rather than calling.

Maintenance requests need to be kept secure and well documented in your records, I wouldn’t manage that on my phone alone.

I've gotten exceptions to this, but there must be a compelling reason, ideally that we can document. 

I am trying to calculate how seller financing would be a benefit to a seller as well as me the buyer and a good document that simply outlines the advantages to a seller to do seller financing.Does anybody have a good spreadsheet to calculate seller financing and or a good document that outlines the advantages of seller financing for a seller?
