It's not commercially zoned so I don't think I could do storage.

Consider adding storage space in the basement to remove that potential objection.

Seems like most of the storage business that is listed on loopnet or through a storage broker is over priced / something is wrong in the deal.

or maybe i'll buy in a different area, or a different class of property (maybe very large MFR) or something like notes, trailer parks, self-storage of even something way out there like cemeteries or elder care facilities.  

A friend of ours inherited an occupied commercial property in Brooklyn, it is used for office suites and storage on all 4 levels.
