One other way to view this might be the difference in monthly cash flow between the negative equity deal and the non-negative deals.If you buy it at $150k you would be negative $25k in equity.

However, we are using a buildable lot; which retails for 100-125k adjacent to the property, but as is the appraised value has remained the same... 2015:Fishtown SFR 3drm 1.5 bath:  Sold my wife's condo in scottsdale, az for 125 with 60k in equity and put into the a SFR in a hot neighborhood.

So, it is important to make sure you know that you are getting some built in equity in the deal, especially if you're buying 67 at once.Of course, if this is truly a 67 unit multi-family property, that might change the advice slightly.I'd be happy to look the deal over in detail if that is helpful.

In this case, you need to play the waiting game because at some point, those units will clear, you can rehab the unit to bring up the going rental rate and refill the unit at a rent level potentially many times the current rate (and a corresponding increase in equity).
