Can you build multi family on it, storage, or commercial, or single family?

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I live outside Evansville, Indiana and primarily invest half and half in equity and notes: self storage, small multifamily, medical, apartments, and rehabs.

Some landlords order thousands of square feet of this at that time if they've got the storage for it.  

It is not currently livable as I have been using it for storage and to play music.

Currently large storage areas a re given to the tenants as well.

Trying to get more information on a storage facility and the realtor wants an NDA signed.
