Roof walls and foundation secure.YOU can change rent rolls more easily than replacing electric systems,,,say knob and tube,,,or even ungrounded,,,not an easy task in say masonry construction.BIGGEST issue,,does it meet all building regs,,,if there is a minor fire even, a small incident and they red tag the building its a bad deal.

They took on too much and eventually the foundation crumbled.That's what happens when you have hundreds of projects you are doing all at once instead of taking it at a slow and steady pace.

Definitely do the defined pine straw bed around the trees, and do it at the foundation too.

It has one huge problem: the foundation needs some major work; about 10K to be exact.
