Hello.I have two duplex units in the Cleveland, Ohio area with a market value of $445,000 with two different lenders, and I currently have aspirations of building a 5-unit townhome in the area.

We are/were hoping to put a $60-70k down payment on a higher-end 'A' new build property with Rent to Retirement as I really like their business model/community, rather than a smaller down payment on a refurbished property in a 'C' area.

I also recommend building some simple marketing materials.

I know a lot of the big name builders are building entires neighborhoods of smaller homes.

Make your own signs if you are determined to do this.I'm not a fan of open houses for a lot of reasons, so understand their reluctance to do it, but lots of agents want to do it, so normally in our office the experienced agents don't do them, but there are lots of new agents who have been told this is a good way to build their business.

Facebook groups will help a lot  in your area and try to meet up with a  connection you build.. dinner etc on you and he  or she can give awesome advice which will save time money efforts

If your looking to continue build your portfolio with little interaction with tenants and not deal with issues throughout the lease,I would go with a PM.
