You also need to be more careful with your budgeting and keep a good amount of reserves because one big problem could easily exceed your cash flow for the year on a financed property.

Going to approach the owner about the SIL plate issue in the bath to bring the purchase price down another chunk to add a larger MURPHY budget just to be safe.Option period ends on Friday and we should be all good to go as the numbers still are below the 70% mark.On that note I have had enough of today and staring at this computer!
