Dave- I recently had White Heating install AC in one property, and then a full system (2 furnaces, 2 AC units) in another building.

Right now we are trying to build a solid foundation for our company and create scalable systems.

However, all of this is changing in 2021 as Zillow is in the process of becoming a Broker in most of the major MLS systems and therefore will have MLS access. 

It's systemic though, for non-vanilla, non-SFR, non-ho-hum, and/or unique, real estate, so they can't really do anything about it but complain to the buyer's agent and loan originator.

Does anyone use a warranty plan for systems / appliances or both? 

I’ve heard the argument that long distance investing forces you to create scalable systems.

Some forms should be brokerage wide in being available on their software/system, others recommend Digisign etc in conjunction with this.

They will think that you indeed are just taking advantage of the system. 

I recently did this for a new $11k HVAC system and earned 110k travel points which is enough for 2 roundtrip airline tickets to most international destinations or 4+ roundtrip domestic flights. 

Find a system that gives you a complete background, including a full credit report.
