We will be in Des Moines this weekend so I'll be driving around the cities to look at a few areas. 

I would consider doing a long weekend trip and scout out the areas and meet your team and feel confident before purchasing completely blind. 

I work full time (6am - 3:30pm est), but I have a lot of flexibility and free time during the day as well as nights and weekend.

I was watching a Chandler David Smith YT video this past weekend, and that definitely added in solidifying what you just said for me.So I won’t be able to put 5% down on my first property purchase IF it is an investment property with the intent to rent out both units to cash flow then.....
