You can not actively do 'fix up' work inside of the accounts (IF that is what a person wants to do)You want CURRENT income instead of waiting until retirement years.With all that said, I do hold quite a bit inside of retirement accounts (as do my partners).

California has a wacky law where assessed value for property taxes can only increase at a very limited rate (~1%) so most people are locked into property tax rates much lower than their current home values, so this favors purchasing rather than waiting.$4300/month is at the high-end of affordability for me, so seems like the only way I'll be able to purchase a home of the quality/location I want is to liquidate (at least some portion of) my real estate portfolio.

Good that you bought it as an LLC, because it sounds like a law suit waiting to happen.If I'm reading this correctly, my recommendation would be to encourage the tenants to move, then start over with a new design, making sure to incorporate someone who knows a little about building codes.

Given how competitive this market is right now, you might wait for some 2 or 3 month window to find a deal and then nothing is out there during that window so you end up with nothing.Better to just start looking.

Since I was legally required to wait until the 15th of the month to give the 3-day pay or quit notice- and couldn't enforce my late fee or indemnification clause - I decided to pay cash for keys and get the unit back Nov. 8.

I personally know many examples of people losing thousands and in one case over a million on a property that the "developer" or seller sold them of which they did not get clear title.

@Ray Harrell : getting to 75 units is easy: start with 150 units in a F-class neighborhood, then wait a year.At the end of the year, you should have only 75 habitable units left!

Basically you want to broker real estate without a license just like the other thousands of clueless people that have no idea what they are doing, have no education, and disregard for laws.
