I guess I need to focus on one or two areas where a PM would be happy to service.

Its works for us at the moment, and the ever dwindling inventory and Mom and Pop owners, i believe everyone should be focusing their efforts on doing this as well. 

I've looked up and down my entire state and even if I focus on lease optios or subject to's, the cash flow has to be there for me.

Since then I have gone down the rabbit hole at BP and we have pivoted to focusing on Out of State BRRRR investing a-la-David Greene. 

My advice would be to focus 100% on flying til you get the career job. 

If income oriented, focus on cash flow.If growth oriented, leverage to grow.

I originally planned to focus my investment company on multi family housing, but the Louisville market is for the seller only at this moment.

In fact, probably the biggest cash buyer in my market shifted focus to wholesaling.
