Hello,I'm currently self managing close to 10 units and have been using Avail to automate things as much as possible.

I self-managed and learned to build the houses with my Handyman.  

We are  6 hour drive away, so plan to use management comp.

If you are having trouble, it's one of these two reasons; you aren't marketing properly OR your deals just aren't good.

The problem is that I live in California (which is cost prohibitive for me currently to "buy local") and must rely on remote management that is local to the investment area. 

I am wondering if any experienced landlords or property managers in Seattle have ever come across this issue before?

The other factor with this: I think many (not all) of the buyers today that are going in with negative leverage (artificially buying down a short term rate cap does not create positive leverage) are going to be in trouble.

My mortgage payments are currently $2,841.40/month and my property management fees are 4% (I'm striking a deal with a property manager I trust so I'm super thankful for them giving me such a low rate).

I have an investment property that I probably have held on for too long and I recently began helping manage the properties in my family's trust.
