Tenants have zero incentive to keep the house nice for showings, be available for all showings, answer the phone, flush the toilets, ect.  

One time I was sitting on the toilet with the door wide open - and this bathroom faced the front door.

For example, if they say it will be $200 to change a toilet, you can say ($200/$75 per hour = 2.66 hours) it’s going to take you over 2.5 hours to change a toilet???

But it is an option if nothing pans out.

I know you said you would do it to build capital to buy your own places, but is there a better way to build capital than buying $4,000 worth of IKEA furniture and pots and pans?

The unit did need some repairs (a new toilet and vanity) but beyond that it was good to go.

The main intention behind this clause was to not get stuck with a high water bill because the tenant didn't notify us about a running toilet, for example.

I would get a sturdy table and place a larger than College dorm refrigerator (but not a full size Refrigerator) on it, a small apartment size electric stove (eliminates the gas line) , place a stand up 5 shelf in the kitchen for pots and pans and dishes. 

Toilet paper, paper towels, dish detergent, laundry detergent, branded soap and shampoo, coffee, etc.
