The only concern I have is that the property has only one assigned parking spot, but you can park on the street nearby. 

I've got a pretty heavy construction/maintenance/project management background, and now have a day job in a real estate office.  30-odd years on the planet have taught me the value of preparation, and therefore, I would like to begin to work on 1-2 pro-formas/T-12's, and P&L's per week, to familiarize myself with the language, and learn how to spot a deal.

The roof looked to have darker spots on portions of the roof but the description says "newer roof" etc..

Talk to several realtors and find the sweet spot in your market.

Secondly, this area of Ogden is more of a “C” area, and I wouldn’t want to self-manage those types of properties, or get a property manager.To your second point, however, you’re spot on.

I have three things I emphasize...Rent is due on the first, no pets, no smoking.For 7 mos. he is Johnny on the spot with rent.

Everything gets flushed down the toilet, renters don't know how to flip a circuit breaker, the water spots on the ceiling may go unreported for 6 months.  

Rather like these two prior comments and echo Robert's idea that maybe your ideal spot is an owner occupied multifamily (2-4 unit); and as Ricardo notes, the wholesalers I read about on BP seem to work quite actively.
